Co-living turns one home into private rooms for individual tenants, so one property can earn more than one rent. Kyle walks through the model live — how it works, what to check, and the steps to think through a real deal.
For investors considering co-living or converting an existing rental.
Kyle has been in real estate for 20 years and owns properties in 8 states.
Most rentals make money one way: one family, one lease, one check. Co-living rents the same house by the room. Each person gets a private bedroom and shares the kitchen and common space. There's one lease on the house, individual tenants, and income by the room.
That's the whole idea. Pulling it off is where people get it wrong.
Layout, parking, bathrooms, and local rules matter more than curb appeal.
Sometimes that's furnishing what's there. Sometimes it's adding a bedroom or bathroom. I'll show you how to tell which, and when it's not worth it.
Screening, house rules, turnover, and management. This is the part nobody puts in the YouTube thumbnail.
Long-term, furnished rooms for individual tenants under one house lease.
Airbnb, a party house, or passive income. It's more work than a single-family rental. I'll tell you why I think it's worth it anyway, and when it isn't.

Whether co-living fits you at all. It's a better fit for some investors than others. You'll know which you are before you spend a dollar.
How to pick a market where rooms actually rent. The signals I look at, and the ones that sound good but don't matter.
How to look at a house and see the rooms. What makes a layout work, what makes a conversion expensive, and the red flags that should make you walk.
Whether your current rental can be converted. If you already own one, you'll know what to check first: layout, local rules, and your loan.
How to underwrite it honestly. The real expenses: furnishing, utilities, management, vacancy, turnover. These are what separate a cash-flowing house from a stressful one.
Where to find deals that work as co-living. Including houses other investors pass on.
Live Q&A. Bring your questions. If you have a property in mind, bring the address. I'll look at as many as time allows.
Plain language, real examples, no fluff. If something is hard or risky, I'll say so.
