2-Day In-Person Co-Living Workshop · Sat–Sun January 30–31, 2027 · Phoenix area
● Turnkey Coliving Workshop

Two days. Co-living from A to Z.
Then we go see the houses.

A hands-on, in-person workshop with Kyle Karges on rent-by-the-room co-living — how it works, how to pick and set up a house, and how to run it. Then we leave the classroom and walk through properties Kyle owns, so you can see them in person and ask anything.

For investors considering co-living or converting a rental they already own.

Kyle has 20 years in real estate and properties in 8 states.

The workshop

Everything co-living, start to finish.

Co-living rents one house by the room. Each person gets a private bedroom and shares the kitchen and common space. One lease on the house, individual tenants. The idea is simple. Doing it well is where people get it wrong — so we spend two full days on it.

1

Learn the whole model.

From whether co-living fits you at all, to markets, houses, layouts, local rules, furnishing, screening, and management.

2

See it in person.

On-site visits to properties Kyle owns. Walk the rooms, the common areas, and the setup — and ask questions where it actually happens.

3

Bring your questions.

Open Q&A throughout. If you have a property or a market in mind, bring it.

It is:

A small-room, in-person, hands-on workshop on long-term, furnished rooms for individual tenants under one house lease.

It isn't:

A get-rich pitch, Airbnb, or passive income. Co-living is more work than a single-family rental. Kyle will tell you why he thinks it's worth it — and when it isn't.
